Is my landlord responsible for damp and mould?
Often, yes. Shelter says private landlords must fix causes such as leaking pipes, poor ventilation, broken heating, leaking roofs and extractor fans they installed. Report it straight away in writing and keep copies and dated photos. Gov.uk guidance says damp should not be blamed on 'lifestyle', because cooking, bathing and drying laundry are everyday tasks.
What humidity should my home be?
Between 40 and 60% relative humidity, according to the Centre for Sustainable Energy, which says the risk of mould rises above 60%. A hygrometer shows the level in each room. If a room stays above 60%, open the windows for a while, run the extractor fan and use a dehumidifier.
When should I contact the council about damp?
When you have told your landlord and the repair has not been done. Gov.uk says to contact the council's environmental health department, which must act if it thinks the problem could harm you. Shelter says you can ask the council for an environmental health inspection when the problem is serious.
Does Awaab's Law cover my home?
Only if you rent from a council or housing association in England. It came into force on 27 October 2025. Elmbridge council's guide for tenants says social landlords must investigate significant damp or mould within 10 working days and emergency damp or mould within 24 hours. It does not cover private rented homes.
Do moisture absorbers fix damp?
No. They soak up moisture in a small space but do not touch the cause. Gov.uk guidance puts the root causes down to building faults, poor ventilation, inadequate heating and poor energy efficiency, which need a repair. If anyone in the home has a lung condition that seems worse, speak to a GP.
